李锦记有意收购伦敦地标“小黄瓜”

The Hong Kong-based sauces and condiments group Lee Kum Kee has approached the owners of London’s “Gherkin” skyscraper about a potential purchase in the latest sign of east Asian appetite for trophy real estate in the UK capital.

The group is eyeing a bid for the Norman Foster-designed tower, which is owned by Brazil’s Safra Group, said two people briefed on the situation. But they cautioned that the building was not being marketed and there was no certainty of a deal.

Lee Kum Kee, which acquired another London office building in the Docklands area in 2016, has been examining a series of big-ticket London buildings through agents CBRE, with a view to further purchases, one person said.

The group is considering an offer for the building, formally known as 30 St Mary Axe, at a yield of less than 4 per cent, another person said.

This would reflect a similar pricing level to fellow Chinese company CC Land’s £1.1bn purchase of the “Cheesegrater” skyscraper this year, which encouraged other landlords to consider selling major property assets.

The Gherkin was bought by the Safra Group, controlled by the Brazilian billionaire Joseph Safra, for £726m — a yield of 3.8 per cent — in 2014, after it fell into receivership five years earlier during the financial crisis. One of London’s best-loved landmarks, its main tenant is the reinsurer Swiss Re.

J Safra Real Estate, a subsidiary of Safra Group, said: “The Gherkin is a unique real estate asset and is not for sale.”

Lee Kum Kee had not responded to requests for comment at the time of going to press.

Chinese and Hong Kong companies have emerged as leading buyers of London property in the past 18 months, with purchasers from the region snapping up £3bn of buildings in 2016, according to Knight Frank.

Asian appetite for London office buildings has helped to quell fears of price drops after the Brexit vote, with the “Cheesegrater” sale setting records for the City of London. A group of shareholders in the “Walkie Talkie” at 20 Fenchurch Street is also exploring a sale.

这样的价格水平将与中国地产商中渝置地(CC Land)今年以11亿英镑收购“奶酪刨”(Cheesegrater)的交易相接近,后者这起交易鼓励其他业主考虑出售大型地产资产。

“小黄瓜”在金融危机期间进入了破产管理程序,5年后,也就是2014年被巴西亿万富翁约瑟夫?萨夫拉(Joseph Safra)控股的萨夫拉集团收购,收购价为7.26亿英镑,相当于3.8%的收益率。作为最受青睐的伦敦地标建筑之一,该大厦最主要的租户是瑞士再保险(Swiss Re)。

萨夫拉集团的子公司J Safra Real Estate表示:“小黄瓜是一处独特的不动产资产,不对外出售。”

截止发稿时,李锦记没有回应记者的置评请求。

过去18个月里,包括香港公司在内的中国企业已成为伦敦地产的主要买家。莱坊(Knight Frank)数据显示,2016年中国企业收购伦敦地产的交易金额达30亿英镑。

亚洲企业对伦敦写字楼兴趣浓厚,帮助消除了英国脱欧公投后人们对英国地产价格下跌的担忧。“奶酪刨”售价在伦敦金融城(City of London)创下了纪录。位于芬丘奇街(Fenchurch Street)20号的“对讲机”(Walkie-Talkie)大厦的一批股东也正考虑出售该大厦。
